Rental policies

These terms apply to every reservation made on this site. They follow the terms these residences are rented under locally, so there are no surprises at check-in.

Payment

  • A 50% deposit is charged when you book. The balance is charged automatically to the same card 10 days before arrival.
  • Stays that begin within 10 days are paid in full when booked.
  • Prices are in US dollars and include every required fee and tax: the cleaning fee, damage waiver and nightly resort fee, plus the 3% hospitality tax and Mexico's 8% IVA on the rent. There is no booking fee.
  • Card payments are processed by Stripe. We never see or store your full card number.

Cancellations and changes

  • Cancel more than 10 days before arrival and we refund everything you've paid except a $100 cancellation fee.
  • Cancellations 10 days or fewer before arrival are not refundable.
  • Reservations that include holiday nights are not refundable.
  • There are no refunds for early departures.
  • Date or residence changes requested more than 20 days before arrival are welcome, subject to availability, for a $35 rebooking fee each (up to three).
  • To cancel or change, send us a message with your reservation reference.

Check-in and check-out

  • Check-in is from 4:00 PM and check-out is by 11:00 AM, Sonora time (which stays on Arizona time all year).
  • Late check-out may be possible with approval, at $20 per hour; after 3:00 PM a full extra night is charged.
  • The person who reserves must be at least 24 years old and present a government-issued ID at check-in.
  • A refundable damage deposit of $200 ($300 on holidays and in high season) is held on a card or left in cash at check-in, and released after departure.

During your stay

  • Each residence sleeps the number of guests shown on its page; more guests than that is not permitted.
  • Quiet, respectful behavior is expected. Resort rules and Mexican law apply, and violations can end a stay without refund.
  • Missing items and damage beyond normal wear are deducted from the damage deposit within 10 days of departure, as are lights and air conditioning left on or doors left unlocked.
  • Towels are for the length of the stay and aren't replaced mid-stay.
  • The Encantame resorts are still building new towers, so some daytime construction noise is possible.
  • We can't refund for power or water outages caused by the local utilities, or because a residence isn't to your taste. If something isn't right, tell us and we'll do our best to help.

Travel to Mexico

  • US citizens driving to Rocky Point need a passport or passport card to re-enter the United States. Mexican auto insurance is required for your vehicle.
  • Puerto Peñasco is in the Sonora "free zone", so no vehicle import permit is needed to drive there from Arizona.
